  • Swollen skirting boards and door frames – clearly showing water ingress.
  • Moisture readings in the concrete slab – indicating deep saturation that would take weeks to dry.

The report distinguished between structural elements like framing that could be dried and retained, and finishes like gib, flooring, and joinery that were too damaged to keep.

The Findings

The Condition Report provided a clear, independent picture of what the flood had done. Importantly, it separated short-term visible issues from long-term risks like mould growth or hidden rot if materials weren’t properly replaced.

The Outcome

With the report in hand, the family submitted their claim with confidence. Instead of back-and-forth disputes over whether items were truly damaged or repairable, they had professional evidence from licensed building practitioners. Their insurer accepted the claim quickly, and the builders contracted to repair the home were able to use the report as a working brief.

The family avoided delays and got back into their home sooner, knowing repairs were thorough and not just cosmetic.
