- Inadequate bathroom extraction – with the fan underperforming and not ducted externally.
- Insufficient insulation – in the ceiling cavity, contributing to condensation build-up.
- Visible mould growth – in areas poorly ventilated due to property design rather than tenant habits.
The Findings
The report concluded that while day-to-day ventilation could help reduce symptoms, the underlying cause was building deficiencies, not tenant behaviour. It provided photographic evidence and data to back up the conclusions.
The Outcome
The tenant submitted the Condition Report to Tenancy Services. The independent, licensed assessment carried significant weight, and the landlord was directed to carry out remedial work, including upgrading ventilation and insulation.
This not only improved the living conditions for the tenant but also ensured the property met Healthy Homes standards moving forward. The report transformed what could have become an ongoing dispute into a clear resolution based on facts.
