The Situation

The homeowner had purchased a charming early-1900s villa with the intention of renovating the kitchen and bathroom, opening up some walls, and giving the whole home a modern refresh. They already had a builder lined up and were keen to get moving quickly.

But the builder, having worked on similar villas before, recommended a Condition Report first. It’s a simple step that can make a world of difference — especially with older homes where surprises are more likely to hide behind walls and under floors.

The Condition Report

One of our licensed building practitioners carried out a detailed Condition Report, focusing on the overall structure and condition of the home. Unlike a pre-purchase building inspection, a Condition Report isn’t tied to buying or selling — it’s about understanding what you’re working with so you can plan, budget, and protect yourself from risk.

The villa looked solid from the outside, but our inspector identified several issues during the assessment:

  • Rotten floor joists under the kitchen and bathroom areas that would never have supported the weight of new fixtures.
  • Outdated electrical wiring that posed a safety risk and would have needed replacement.
  • Moisture damage in the bathroom framing, likely from decades of small leaks.

None of these were obvious to the naked eye, but they had the potential to derail the project.

The Findings

The Condition Report gave the homeowner a clear picture of the true state of their house. The dream of jumping straight into cosmetic upgrades had to be adjusted, but that wasn’t bad news — it was essential planning information.

Armed with the report, the builder could adjust the renovation plan, allowing for structural repairs before the flashy upgrades. An electrician was brought in early, and the moisture damage was dealt with before it could spread further.

The Outcome

By taking the time to get a Condition Report, the homeowner avoided what could have been tens of thousands of dollars in unexpected costs mid-renovation. Instead of facing blown budgets and major delays, they had a realistic plan from the start.

Six months later, the villa had its new kitchen, modernised bathroom, and open-plan living area — all built on a safe, solid foundation.
